PwC Puts $31.6 Trillion Price Tag on AI Infrastructure Build Through 2050

A new PwC forecast built on Oxford Economics modeling says power availability, not capital, is the binding constraint on where AI data center investment actually lands.

The number is big enough to invite skepticism, so it's worth reading what PwC actually modeled before repeating it.

<cite index="28-1">PwC's Global Data Center Outlook, released September 2, 2026, projects $31.6 trillion in cumulative data center investment across 46 countries and territories through 2050.</cite> <cite index="28-10">Built on modeling commissioned from Oxford Economics, the report is the first long-range capital expenditure forecast of its kind to extend through mid-century.</cite> The central estimate sits inside a wide range: <cite index="34-15">the $31.6 trillion figure is the central scenario within a range of about $22 trillion to $50 trillion, and outcomes depend largely on the pace and scale of AI adoption.</cite>

So what drives the number higher over time? Not construction. <cite index="32-10,32-11">Unlike traditional infrastructure booms, which taper off after the initial build-out, AI infrastructure investment is expected to accelerate as chips and other ICT equipment require upgrades every few years, with ICT equipment accounting for an increasing share of investment, from 70 percent today to 93 percent by 2050.</cite> PwC's own summary cuts through the abstraction: <cite index="34-11">the data center is essentially a chip-replacement subscription with a building wrapped around it.</cite>

<cite index="34-6,34-7">AI workloads rely on GPUs and accelerators that are more expensive, more energy-intensive, and follow a faster innovation curve than the CPUs that traditional cloud was built on, and GPUs and servers typically turn over every four to six years, meaning a single data center may require three to five rounds of ICT investment over a 20-year asset life.</cite>

The geographic story matters as much as the total. <cite index="31-4">The US, central to the advanced-chip ecosystem, is expected to capture almost half of this investment, at $15.1 trillion.</cite> <cite index="30-4">Asia Pacific could secure $8.2 trillion.</cite> But those projections are sensitive to trade policy. <cite index="30-11,30-12,30-13,30-14">Under a scenario involving tighter chip export controls, annual investment falls to about half the baseline forecast by 2030, later recovering as supply chains adapt, but cumulative investment still reaches only $25.5 trillion through 2050, about $6 trillion below the central projection, a reduction of nearly 20 percent.</cite>

The constraint that keeps showing up in the modeling is electricity. <cite index="28-11">Power sits atop PwC's list of five forces shaping where capital lands, and PwC's report calls it "the binding constraint" in every region.</cite> <cite index="32-13">Affordable, reliable, and low-carbon electricity at scale is the hardest requirement for many markets to deliver.</cite> That finding aligns with what's already visible in active deal flow.

The BlackRock-MGX consortium that closed a $40 billion acquisition of Aligned Data Centers in July made power co-location a central part of its thesis. <cite index="22-2,22-3">The consortium completed the $40 billion acquisition of North Texas-based Aligned Data Centers, with the Artificial Intelligence Infrastructure Partnership, MGX, and BlackRock's Global Infrastructure Partners acquiring 100% equity in the firm from private infrastructure funds managed by Macquarie Asset Management.</cite> <cite index="22-5">After closing, the consortium committed an additional $5 billion to fund Aligned's continued expansion.</cite> <cite index="21-8">The $40 billion valuation makes the deal the largest-ever acquisition of a data center company, beating the $16.6 billion Blackstone and its partners paid for AirTrunk in 2024.</cite>

The same power logic shaped KKR's June launch of Helix Digital Infrastructure. <cite index="12-2,12-3">The Kuwait Investment Authority, Nvidia, and utility firm Vistra are anchor investors in Helix, which is led by former Amazon Web Services CEO Adam Selipsky.</cite> <cite index="14-4">Unlike traditional data center companies, Helix plans to combine computing infrastructure, power supply, fiber connectivity, and financing under one platform.</cite> Vistra's presence in that cap table isn't decorative: it's the power-plant operator on the investor list.

<cite index="25-6,25-7">Private equity firms have accounted for 80 to 90 percent of total data center merger and acquisition activity since 2022, according to a report by Americans for Financial Reform, with transaction values reaching $73 billion in 2024, up from $26 billion in 2023.</cite>

PwC's forecast is a model, not a contract. <cite index="35-6">The $31.6 trillion is a model of future spending, not a ledger of approved projects or signed contracts.</cite> What the model does usefully is put a structure around the constraint everyone keeps running into: you can commit capital faster than you can get a grid interconnection approved. <cite index="28-7">The gap widens primarily due to bottlenecks in power, labor, and equipment, with grid interconnection queues the most persistent drag.</cite> That's the real story inside the headline number, and it's already shaping who builds what and where.
